Loggia launches sales
AvalonBay Communities launched sales at The Park Loggia (pictured top) located at 15 West 61st Street overlooking Central Park and Columbus Circle on the Upper West Side.
Designed by Skidmore, Owings and Merrill (SOM) the terracotta-clad building features a ribbon of oversized windows and 172 residences. Pembrooke & Ives conceived the common areas and amenity offering.
Sales and marketing firm Corcoran Sunshine Marketing Group confirmed that prices will start at approximately $1 million.
Located on Broadway and 61st Street, the mixed-use building has a private porte-cochere entrance on 61st Street and double height lobby.
Residences range from 495 s/f studios to 2,391 s/f four-bedroom penthouses with private outdoor space. All tower two- and three-bedrooms have private loggia outdoor spaces.
The 20,000 s/f of amenities span multiple floors as well as the rooftop Park Loggia.
They include a garden and lawn with barbecues and pergola, a Great Room reception area and lounge with a dining room and catering kitchen, wine storage, a fitness center, playroom, yoga studio and golf simulator.
A performance space and screening room, as well as musical practice room, are available to residents.

DUMBO condo under starters orders

Hopestreet is gearing up to launch sales at 98 Front Street, DUMBO’s newest ground up condominium.
Designed by ODA New York, the 11-story luxury condominium will comprise 165, studio, one-, two-, three- and four-bedroom residences.
Asking prices are expected to start at approximately $595,000.
Sha Dinour, partner of Hopestreet, said, “Our goal was to create a building that features an attractive unit mix and price points that appeal to first time buyers and the many creative professionals that want to live in DUMBO.”
Residences will feature 10 ft. ceiling heights, 8 ft. solid core doors, white oak flooring and insulated sound-attenuated windows by ALUMIL.
Technology will include Latch smart access keyless locks, Butterfly MX smart intercoms and, high-speed wiring n.
Amenities will feature an indoor a salt water pool, spa, steam room, indoor and outdoor fitness centers and double height lobby with reflecting pool.
There will also be 7,000 s/f rooftop with BBQs, outdoor kitchens, a bocce ball court and outdoor screening area; a resident’s lounge and coworking space. Bike storage, on-site parking and resident storage units will also be available.
The environmentally friendly building anticipates LEED certification upon completion in spring 2020.

● VINCI US REAL ESTATE / HOGG HOLDINGS
Partners release last penthouse


Vinci US Real Estate and development firm Hogg Holdings have sold half of the units in 287/LES, the new, 11-story luxury highrise at 287 East Houston Street .
The partnership has now released Penthouse B, the last penthouse in the building.
With residents already moved-in, Jose Antonio Grabowsky of Vinci US Real Estate, said, “We are excited to continue welcoming new residents to the building and receiving such positive feedback about the finish level, amenities and fantastic views.”
Penthouse B is a 1,953 s/f three-bedroom with 479 s/f of private rooftop entertaining space featuring an outdoor kitchen.
The space has a three-level floorplan design to have all bedrooms on one level with indoor and outdoor entertaining space above. Additional highlights include 10 ft. ceilings with floor-to-ceiling windows by Polito, a windowed master bathroom with a wet room and separate shower, a 34-bottle wine refrigerator in the kitchen and a powder room.
The building’s 27 residences range from 1-3 bedrooms and start at $1,175,000.

The Hayworth takes a bow


Ceruzzi Properties has launched sales at The Hayworth, located at 1289 Lexington Avenue on the northeast corner of 86th Street.
HOK designed the Carnegie Hill building with 61 condominiums across 21 stories. Interiors and amenities are by designer Lee Mindel of SheltonMindel.
The Hayworth has classic two-to-five bedroom and penthouse residences with canted bay windows, loft-inspired layouts, 10 ft. ceilings and custom oak parquet flooring.
The building offers a rooftop terrace with fireside seating and dining area; an Great Room with billiards table and catering kitchen, as well as a private library; playroom with art space; a music and movement studio curated by specialists from the 92Y and; The Wright Fit fitness studio Sales and marketing is being handled by Corcoran Sunshine Marketing Group.
Occupancy is available immediately and prices ranging from $3,495,000 to over $13,750,000.

● TRINITY PLACE HOLDINGS
77 Greenwich makes market debut


Trinity Place Holdings announced the start of sales at 77 Greenwich, a new residential condominium at 77 Greenwich Street.
The building is home to 90 residences, a suite of amenities, retail space and a new public elementary school.
Designed by FXCollaborative, 77 Greenwich rises to 500 feet. The 42-story building features a pleated glass curtain wall façade that provides water views from each of the homes — which begin on the 15th floor nearly 150 feet above street level.
Interiors by Deborah Berke Partners include a double height lobby and one to four bedroom apartments with custom Poliform kitchens.
A penthouse-level club known as Cloud Club 77 has a lounge, a private dining room with catering kitchen, a playroom, and a fitness center programmed by personal trainer Jay Wright. There is also a game room and training studio with terrace access.
Outdoor space designed by Future Green Studio includes a 3,600 s/f rooftop garden, meditation deck, and barbecue grill stations. Amenities located on the 41st floor open up to 950 s/f of outdoor space including a Japanese rock garden, while a 2,350 s/f lower floor terrace features pergolas and a dog run.
77 Greenwich includes the preservation and restoration of the neighboring Robert & Anne Dickey House, a historic landmark built in 1810 that is one of the last remaining Federal-style buildings in New York City.


The Dickey House will be incorporated into a new elementary school entered via Trinity Place.
Just across the street will be the new Elizabeth H. Berger Park, a 20,000 s/f park located at the convergence of Greenwich Street, Trinity Place and Edgar Street.
