The top 10 biggest real estate projects coming to NYC
The largest real estate project filed with the city last month was a plan to revamp yet another one of the former Jehovah’s Witnesses properties in Brooklyn.
Developer Jeffrey Gershon plans to build a 10-story residential building at 98 Front Street, one of the many Jehovah’s Witnesses buildings in Brooklyn that the religious group has sold as they move upstate to Warwick. New York City’s top 10 projects for November also included a pair of buildings from Slate Property Group, a new hotel in Manhattan and a new school in the northern Bronx. Overall, the list contained three Brooklyn projects, two Queens projects, two Manhattan projects and three Bronx projects.
1) 98 Front Street, Brooklyn
Developer Jeffrey Gershon is planning to bring a 10-story residential building to Dumbo that would contain 165 units and span 145,322 square feet. ODA Architecture is designing the project, which has an alternate address of 74 Adams Street. Gershon’s company Hope Street Capital closed on its purchase of the site—one of several Jehovah’s Witnesses properties in Brooklyn that the religious group has been selling off—in November for $60 million.
2) 69-65 Yellowstone Boulevard, Queens
Slate Property Group intends to build an 11-story mixed-use building on the site of a Key Food in Forest Hills. The project, designed by Aufgang Architects, would span about 134,000 square feet, split between roughly 20,500 square feet of retail space and 168 residential units across 113,400 square feet of residential space. Slate purchased the site by forming a joint venture in May with the families that own the Key Food building, but the deal’s financial terms were not disclosed.
3) 159 Boerum Street, Brooklyn
Slate grabbed the number three spot on the list as well with its plans for a 19-story residential building with 120 units at 159 Boerum Street in Williamsburg, also designed by Aufgang Architects. It would span 100,648 square feet. The 190-foot building would be one of the tallest places in the neighborhood, according to New York YIMBY.
4) 842 Sixth Avenue, Manhattan
A new hotel is slated to be built at Rob Chun’s property at 842 6th Avenue between 29th and 30th Streets. The 25-story project designed by AESI Professional Architecture would span 77,891 square feet and include 168 rooms. Amenities at the hotel include a reading lounge, a fitness center and a break room, according to YIMBY.
5) 2500 Fish Avenue, Bronx
The New York City School Construction Authority is planning to build a new four-story school at 2500 Fish Avenue in Pelham Gardens, called P.S. 97. The building would span 62,742 square feet and be designed by La Rocca Greene Architects.
6) 246 Echo Place, Bronx
Kim Tasher’s SKF Development is planning to construct a residential building with 88 apartments at 246 Echo Place in Mount Hope. The eight-story project would replace a two-family home and span about 51,232 square feet. Tasher owns several other properties in the Bronx, including 1685 Monroe Avenue and 1417 Longfellow Avenue, and an LLC linked to SKF Development bought 246 Echo Place earlier in 2017 for $725,000.
7) 40 Debevoise Street, Brooklyn
The residential project coming to 40 Debevoise Street in Brooklyn would span 48,000 square feet and include 65 housing units. The eight-story building from Arker Companies would feature 8,577 square feet of commercial space and 423 square feet of community space. The family-owned company was on the list of top 10 projects in July and June as well for their seven-story 200-unit project at 10 Schroeders Walk in Brooklyn and their nine-story project at 881 Erskine Street in Brooklyn, part of their eight-building affordable housing complex called the Fountains.
8) 43-46 39th Place, Queens
A Raymond Chan-designed eight-story building looks to be coming to Sunnyside. The mixed-use project from developer Ramesh Vig would contain 6,926 square feet of commercial space and 34,502 square feet of residential space containing 48 units. Nine of the units would be affordable, and the building would also contain 20 parking spaces on the second floor, a laundry room and storage space for bicycles, according to YIMBY.
9) 2064 Boston Road, Bronx
The healthcare and housing provider Comunilife is constructing a six-story residential building in the West Farms neighborhood in the Bronx. It would span just under 40,000 square feet and contain 78 dwelling units. Tenants would have access to offices and a computer lab on the first floor and cellar, among other amenities, according to YIMBY.
10) 123 West 106th Street, Manhattan
Coso Apartments is developing an 11-story multifamily residential building on the Upper West Side with 48 units. The property would span just under 36,000 square feet, and New Jersey-based architecture firm Minervini Vandermark will design it. Coso has several other nearby Upper West Side buildings on West 107th, 108th, and 109th Streets.
