New 13-story building by ODA brewing at 196 South First in Williamsburg

Williamsburg is getting some ODA Architecture action in the form of a new mixed-use building at 196 South First Street.

The 13-story, 46-unit development, located between Driggs Avenue and Roebling Street, will have 30,478 square feet of residential space, according to the plan exam application filed September 25th. There will be parking, a gym, a fourth-floor lounge and a 12,310-square-foot community facility on the first and second floors.

The property, formerly used as a coffee warehouse, traded for $6.5 million in June, according to public records. The seller was Peter Longo, who owns longstanding coffee and tea store Porto Rico Importing in Greenwich Village.

The developer is Jeff Gershon, whose recent projects include a rental warehouse conversion at 55 Hope Street in Williamsburg and a rental at 360 Smith Street in Carroll Gardens.

We called the developer, who declined to state whether the building was rental or condo. Let the waiting game commence!
